THE 'real estate gallery' PROPERTY UPDATE SPRING 2005

Is it better to own Real Estate or Shares? This debate has been going on for the 35 years I have been in real estate. I have a simple answer, always purchase a family home and then pay it off as fast as you can. You can then leverage it against the purchase of other assets. It depends where you are at in life as to whether or not you want "Growth' assets - that usually have low returns - or 'Yield' assets that will give you a good return on your money but are probably sluggish when it comes to growth. Off course the percentage of your growth is against the amount of money you have invested in that asset. This is where real estate wins out because 20% deposit will normally get you into a real estate deal, the rest can be borrowed.

Since the early 1990s some Shares have trebled e.g. ANZ and some real estate has also trebled e.g. the property I purchased in Brighton. So I always say stick to what you know.

But now that I am in my late 50's I must admit that I wouldn't mind owning some shares that give me a 'Yield' with the potential for "Growth' that I can easily liquidate a part of if I want to.

So if you are beginning to think like me and want a 'bit-each-way' give me a call and I can tell you what I would do if I were you.
